Stage 1
Preparation and Brief

I will undertake some preliminary appraisals to assess the options and feasibility of the project. This can range from a sketch design solution to a full feasibility study and will enable you to decide on the best way forward. I will identify the need for any approvals and other
consultants, most commonly a structural engineer.


Stage 2
Concept design

Using the initial project brief I will develop outline proposals. I will present a number of initial concepts for you to choose from. I will also discuss neighbour consultation and planning issues.


Stage 3
Spatial Coordination

I will spend more time at this stage transforming ideas into a developed design. This includes coordinating the work of other consultants into the designs.

Once agreed, the design proposals will then
be submitted for planning and, if required, Dulwich Estate approval.


Stage 4.A
Outline Technical Design

The design is developed in further detail and formal submission is made to a Building Control Officer who will check that the design is compliant with Building Regulations.

The drawings produced at this stage contain sufficient level of detail for the construction of the external envelope of the building or extension.


Stage 4.B
Full Technical and Interior Design

The design is developed to a greater level of detail including the provision of interior design services. The following items would typically be provided:

  • detailed schedule of works

  • lighting layouts

  • power layouts

  • radiator sizing, setting out and selection

  • selection of bathroom sanitaryware

  • dimensioned interior elevations of all rooms

  • design of closets and wardrobes

  • selection of floor finishes and special wall finishes

  • selection of all ironmongery

  • design of window blinds or shutters

  • external terrace design


Stage 4.C
Tender and Contract Procurement

I will introduce contractors and arrange for them to produce detailed costings. I will assist in the final choice of contractor, assist in cost negotiations, and prepare a construction contract for the client and contractor to sign.


Stage 5
Construction

I administer the construction contract that has been agreed between the client and contractor including:

  • organise chair and record regular site meetings.

  • carry out visual site inspections to check that the work complies with requirements

  • Certify payments from client to contractor and confirm final construction cost

  • Review progress of the works against the timetable

  • Certify completion of the project


Stage 6
Handover and Close Out

At completion I will inspect the works. I will work with the contractor to resolve any minor issues and ensure that the final quality is brought up to the highest standards. I will issue the contractor a list of areas of concern. I will re-inspect rectification works and certify when defective works have been rectified. Finally I will liaise with the client and contractor in agreeing all final costs.
